Design: Measure & Plan

Measure space + photos

Define space (storage, traffic, aging-in-place)

Layout options (2–3) with pros/cons and ballpark numbers.

Deliverable: Final floor plan + elevations.

Design: Selections & Spec Book

Finalize all finishes/fixtures (SKU, color, finish).

Choose appliances, plumbing, lighting, hardware.

Create a Spec Book (one PDF) + order long-lead items now.

Rule: No permits until design is locked.

Permits: What & How

Typical needs: building + electrical + plumbing + mechanical.

Submit: Full set of plans, & Title 24/energy where required.

Timeline varies by city/HOA—plan 2–8+ weeks. Don’t start demo before permits.
